Independent house construction in Hyderabad, on your plot
You have the plot. We design your house, test the soil, and build it with earth blocks, turnkey: design, materials and labour, with one team from the first visit to handover.
Plan my homeSimplex, duplex or G+1: what we build
Simplex
Everything on one floor. Easy to live in at any age, and simple to extend later.
Duplex
A home over two levels with an inside staircase, for more rooms on the same plot.
G+1
A ground floor and one floor above, often with a separate entrance, for parents, grown-up children or rent.
G+2
Two floors above the ground floor, for a bigger family or more rental space.
We build independent homes up to G+2 with load-bearing earth-block walls, without a concrete frame.
What fits on a 150, 200 or 300 sq yd plot
| Plot | Plot area | What people often build |
|---|---|---|
| 150 sq yd | 1,350 sq ft | A compact simplex, or a duplex or G+1 to get more rooms on a small footprint |
| 200 sq yd | 1,800 sq ft | A comfortable simplex, or a duplex or G+1 for a larger family |
| 300 sq yd | 2,700 sq ft | A roomy simplex with open space around it, or a G+1 or G+2 with a floor for parents or rent |
How much you can build depends on the setbacks, ground coverage and height allowed for your plot, which depend on the plot size, the road in front and the local rules. We work this out for your plot before design starts.
Turnkey: one contract, one team
We take care of design, materials and labour. You don’t have to buy cement, find masons or manage different contractors. One team stays with you from the first visit to handover.
We start with your soil, because it decides what your walls are made of. Then we design around your family and your budget, and build with compressed stabilised earth blocks (CSEB): pressed from soil with a little cement, not fired in a kiln.
What’s included
- A visit to your plot before anything is drawn
- A soil test, so the walls suit your ground
- Design and drawings, including the ones for your building permission
- Earth blocks, other materials and labour
- Supervision through to handover
Your quote lists exactly what’s included.
House construction cost per sq ft: what changes it
We don’t publish a fixed price per sq ft, because two houses of the same size can cost quite differently. These are the things that change it most:
- The built-up area and the number of floors
- Your soil, and the foundation it needs: black soil needs a different foundation from red soil
- Your soil, and the mix it needs to make good blocks
- Exposed earth walls or plastered and painted ones
- The roof, flooring, doors, windows, kitchen and bathrooms you choose
- Access to the site for trucks and materials
After a plot visit and a soil test, you get a quote you can compare with others. As a guide, the Auroville Earth Institute found a finished earth-block wall cost 20–25% less than a country-fired brick wall in Auroville, mainly because it needs no plaster and less mortar. Hyderabad numbers will come from our own work.
Our steps, from soil test to handover
Plot visit
We visit your plot and talk through what your family needs.
Soil test
We test the soil to see whether it suits earth blocks, and with which mix.
Design and drawings
A design around your family, your budget and the rules for your plot.
Building permission
You sign the application. We prepare the drawings and guide you through it.
Block making
Blocks are made on your plot from tested soil, and cured for about four weeks.
Foundation and plinth
A raised plinth keeps the walls away from standing water.
Walls and roof
Load-bearing earth-block walls, up to G+2, and the roof.
Finishing and handover
Doors, windows, floors, wiring and plumbing, then a walk-through and the keys.
What earth gives your home
Cooler rooms
Thick earth walls absorb the day’s heat slowly and release it at night, keeping rooms more comfortable through Hyderabad’s summers.
Strong walls
Well-made earth blocks average 7.5 MPa dry strength, about twice that of country-fired bricks, according to the Auroville Earth Institute.
A finish you can leave bare
Earth-block walls can be left exposed, with no plaster, for a natural look that saves on finishing.
Less carbon
About 12 times less carbon than country-fired bricks, because the blocks are pressed, not fired.
Strength and carbon numbers from the Auroville Earth Institute, based on Auroville conditions and compared with country-fired bricks. Hyderabad numbers will come from our own tests once our blocks finish curing.
Good to plan for
- A raised plinth and good roof overhangs, to keep walls away from standing water and heavy rain. We design these in.
- About four weeks of curing before blocks go into walls, so block making starts early in the schedule.
- A soil test first: not every soil makes good blocks, and the test tells us the right mix.
- We build independent homes up to G+2 with load-bearing earth walls. We don’t build homes taller than that.
Areas we cover
Hyderabad and the towns around it. There’s no extra travel charge anywhere in these areas; for sites beyond them, we quote case by case.
Living abroad?
We build for NRIs too, with weekly photos and videos on WhatsApp and a video call at every construction stage.
House construction for NRIs →Questions about building your house
Do you build turnkey?
Yes. We take care of design, materials and labour, from the soil test to handover, under one contract.
What does a G+1 or a 200 sq yard house cost?
It depends on the built-up area, the soil and foundation, the finishes and the site, so we don’t publish a price list. After a plot visit and a soil test, we give you a quote that lists what’s included, so you can compare it with others.
Can you build a duplex?
Yes. We build simplex, duplex, G+1 and G+2 homes with load-bearing earth-block walls.
Do you help with building permission?
Yes. You, the owner, sign the application, or your representative with a power of attorney does. We prepare the drawings and guide you through each step. How building permission works in Telangana →
What if my soil isn’t suitable?
Some soils have too much clay or too much sand, and a few don’t suit blocks at all. The soil test tells you whether yours does, the recommended mix, and what can be adjusted if it doesn’t.
Do earth-block walls need plastering?
Not necessarily. Many people leave them exposed for their natural finish. They can be plastered or painted if you prefer.
How long does it take to build?
It depends on the size of the home and the site. Blocks need about four weeks of curing before they go into walls, so we plan block making early.
