House construction in Chevella, Moinabad and Shankarpally

West of the city, along the Hyderabad–Bijapur road, Moinabad, Chevella and Shankarpally have long been where Hyderabad families keep farm land and weekend homes. More people now want to live here full time.

ZB EcoTech builds independent homes and farmhouses here, turnkey, with earth blocks: design, materials and labour, from the soil test to handover.

Plan my home in Chevella

First, check whether your village is a GO 111 village

Many villages in Moinabad, Shankarpally and Chevella mandals fall in the catchment area of the Osman Sagar and Himayat Sagar lakes, covered by GO 111, which has restricted building there for years. In 2023 the state decided to lift GO 111, but the change was challenged in the High Court, and the rules for these villages have been under review since.

So before any design work, we check the current position for your village. If building isn’t permitted there yet, we’ll tell you plainly.

Who approves your building plan here

Which office approves your building plan depends on exactly where your plot is: inside a municipality or one of the municipal corporations (GHMC, Cyberabad or Malkajgiri), in a gram panchayat, or in an area where HMDA, DTCP or the new Future City Development Authority (FCDA) is the planning authority. Several of these boundaries changed in 2025 and 2026, so go by your plot’s village and survey number, not by the mandal name.

Chevella and Shankarpally were already inside HMDA’s area before 2025, and in March 2025 HMDA’s region was extended up to the Regional Ring Road. Plots in a village may still go through the gram panchayat for the building permission itself.

The land people build on here

  • Farm land of an acre or more, where people want a farmhouse with space around it
  • Plots in farm-plot or residential layouts on the roads out of the city
  • Family land in the village, where the next generation wants to build

Soil, water and climate

The Central Ground Water Board lists red soils, medium black soils and mixed soils across Ranga Reddy district. On bigger pieces of land here, the soil often changes within the same field, so we test where the house will actually stand.

Block making and curing need water on site. If your land depends on a borewell, tell us early how much water it gives.
