House construction in Shadnagar and Kothur

Shadnagar and Kothur sit on the Bengaluru highway (NH 44), south of Shamshabad and the airport. Many families own a plot in a layout here, or family land in a nearby village, and are now ready to build.

ZB EcoTech builds independent homes here, turnkey, with earth blocks: design, materials and labour, from the soil test to handover.

Who approves your building plan here

Which office approves your building plan depends on exactly where your plot is: inside a municipality or one of the municipal corporations (GHMC, Cyberabad or Malkajgiri), in a gram panchayat, or in an area where HMDA, DTCP or the new Future City Development Authority (FCDA) is the planning authority. Several of these boundaries changed in 2025 and 2026, so go by your plot’s village and survey number, not by the mandal name.

Plots inside Shadnagar town come under the Shadnagar municipality. Plots in villages around it may come under a gram panchayat. In March 2025, the Hyderabad Metropolitan Region was extended up to the Regional Ring Road, so many villages on this side of the city now fall within HMDA’s planning area.

Before you buy or build, check that your layout was approved, by HMDA or DTCP, or regularised. A plot in an unapproved layout can hold up your building permission.

The plots people build on here

  • Plots in approved layouts along the highway, often bought years ago as an investment
  • House sites inside a village (gramakantham) or family land being split among relatives
  • Larger farm land, where people want a farmhouse or a weekend home

For what usually fits on a 150, 200 or 300 sq yd plot, see the plot sizes on our main page.

Soil and climate

The Central Ground Water Board lists red soils, medium black soils and mixed soils across Ranga Reddy district, and the soil can change from one field to the next. Red, sandy-loam soil often makes good blocks. Black soil swells when wet and shrinks when dry, which matters for foundations and usually rules it out for blocks.

That’s why we test your soil before anything is drawn. Summers here are long and hot, and thick earth walls help keep rooms cooler through them.

Questions from Shadnagar and Kothur

Do you charge extra to build in Shadnagar or Kothur?

No. There’s no extra travel charge anywhere in the areas we cover, and Shadnagar and Kothur are both in them.

My plot is in a layout outside town. Who approves my plan?

It depends on the village and on whether the layout was approved by HMDA or DTCP. Share your plot’s documents with us and we’ll help you work out where to apply.

Can the blocks be made on my plot?

Yes, that’s how we make them, if the soil tests suitable. The plot needs room for the press, the soil heap and curing, so on a small plot we check the space at the site visit.
