Which office approves your building plan depends on exactly where your plot is: inside a municipality or one of the municipal corporations (GHMC, Cyberabad or Malkajgiri), in a gram panchayat, or in an area where HMDA, DTCP or the new Future City Development Authority (FCDA) is the planning authority. Several of these boundaries changed in 2025 and 2026, so go by your plot’s village and survey number, not by the mandal name.

Plan my home in MaheshwaramWho approves your building plan here: this changed in 2025 and 2026
- Future City Development Authority (FCDA). Formed in March 2025 for 56 villages in seven mandals (Amangal, Ibrahimpatnam, Kadthal, Kandukur, Maheshwaram, Yacharam and Manchala), and handling layout and building permissions for them since December 2025. In June 2026 the government approved adding 37 more villages: 28 in Maheshwaram mandal, including Mansanpally, and 9 in Kandukur mandal. Check with FCDA, or on the HMDA website, whether your village is one of them.
- Municipal corporations. Adibatla and Tukkuguda municipalities were merged into GHMC in December 2025. In February 2026, GHMC was split into three corporations: GHMC, Cyberabad and Malkajgiri. Adibatla is reported under GHMC’s Shamshabad zone. Tukkuguda is now under one of the new municipal corporations formed from GHMC; check the official GHMC website for your ward.
- HMDA. Villages outside these areas may still be in HMDA’s planning area, which was extended up to the Regional Ring Road in March 2025.
Because these changes are recent, we confirm the right office for your plot from its village and survey number before any drawings.

The plots people build on here
- Plots in approved layouts near the Outer Ring Road and the Srisailam highway
- Plots bought as an investment that owners now want to build on
- Family land in villages around Maheshwaram
Check that your layout was approved, by HMDA, DTCP or now FCDA, or regularised before you plan. An unapproved layout can hold up your permission.
Soil and climate
The Central Ground Water Board lists red soils, medium black soils and mixed soils across Ranga Reddy district, and the soil can change within a short distance. Red and black soils need different foundations, and black soil, which swells when wet and shrinks when dry, is usually not used for blocks.
We test your soil first. It tells us whether blocks can be made from it, and with which mix.
